Clues that can Indicate a Need for a Drain Inspection

Efflorescence on the foundation walls
Efflorescence is a white powdery residue that can be found on concrete walls or slabs. As moisture migrates from an area of high to low concentration; for example: from the exterior soil during a rainstorm to a basement or crawlspace, moisture picks up dissolved minerals in the concrete. As the water evaporates into the air, the dissolved minerals are left behind on the surface. Having this white residue in an area of a crawlspace or basement can indicate an issue with the drain tile around the home.
Drains overflowing
It is important to check the ground around where your downspouts enter the drain tile during rain, it is also possible to check this with a garden hose. If noticeable pools of water are visible, or it looks like the top of the drain tile has standing water, then it indicates a plugged or collapsed drain. A camera inspection will provide important information such as collapsed or clogged tiles.




Settling foundation or sidewalks
Another good indication of drain issues is the settlement of walls, driveways, and sidewalks. Settlement most often appears as cracks, movement, and heaving in concrete, and holes and low spots in soil. As rainwater moves through the soil it washes away fine particles causing settlement. This is a slow process that can be hidden until a large movement occurs. Uncontrolled rainwater around a home is a source of many extensive and expensive repairs.
Wet Crawlspace
Failed drain tiles can allow water to move under the footings or through small cracks in the foundation and cause a wet, or even flooded, crawlspace. This may go unnoticed and cause mold growth, water damage to components, and cause rusting and deteriorated metal components. An increase in moisture in the crawlspace increases humidity in the home and decreases air quality leading to potential health problems for the residents of the home.




Wet Basement
Similar to crawlspace water issues can cause damage, but basements are often finished with flooring and drywall. Water entry is much more costly and damaging in the case of a finished basement. The water entry can go unnoticed for years and can build up live mold that can cause health problems for the residents.

Depending on the access and the type of drains, a drain tile Inspection roughly takes approximately 1.5 hours for the storm drains, and approximately 1.5 hours for the sanitary drain. It also includes an in-person, or over-the-phone presentation to the client where we will discuss our findings and answer any questions they may have.

Most companies would not issue a refund to the client since the issue was beyond their control, but we do, 50%. If you would like to avoid any such issues, please talk to the owner about the locations of cleanouts, and if you own the home, please locate the cleanouts and make easy access around the area.
For our drain tile inspections, we use a state-of-the-art equipment camera system from Subtech Manufacturing. Designed for inspectors, and is a very powerful tool to get the job done. Its design allows us to go over bumps, enter tight spots, and make sharp corners. The Ridgid Camera that most plumbing companies use is a good system but does not compare. We also have a locator tool that allows us to know exactly where the camera is so we can mark areas of concern. The system allows us to film and voice record the scan, and export the video. We not only have the education and experience, but the best tools in the market to give you the best possible drain inspection.

On newer homes, there will be access locations around the exterior of the house designed for inspection, but on older homes, we will attempt to access it at the downspout connection to the drain. Sometimes there is a need to remove part of the downspout to have access to the drain. We can also enter the system using an outside drain. If we are unable to find a way to access the perimeter drain system, we will refund 50%.

There are a few reasons why they can get clogged: debris, leaves, needles, and other material can enter from downspouts. There may be items entering through uncovered access points, roots damage, mechanical damage, settlement of the soil, improper installation, and age.
In short: age is the problem. These systems are very old and we see them less and less. These types of drains are always collapsed, worn thin, disconnected, clogged and damaged, they do not efficiently help with water removal.

There are many ways to access the sanitary sewer, but it is mostly inside the house. The best is from a clean-out inside the house that is often located in the utility room, garage, or crawlspace. If none are available, we can access the plumbing from under the sink as well. If there is no clean-out in these locations, we can try to access it from the roof plumbing stacks. Ultimate worst case, we can remove a toilet for an extra charge. If we are unable to find any way to access the sanitary sewer, we will refund 50%.
When you flush the toilet, take a shower, clean the dishes, do the laundry, it creates dirty water known as wastewater. Unlike perimeter drain that releases the water back into the creeks, wastewater needs to be treated by wastewater treatment plants located in every city. Every house on the street is connected to the city waste pipe running under the street. Homeowners are responsible for the sanitary pipe that goes from the house to the street. This pipe carries the wastewater from your house to the street connection.
There are many reasons why sanitary sewer pipes can get clogged. Roots are often the #1 reason, grease, oil, and fat are also a big problem. When you do the dishes manually or using a dishwasher, grease from pans and plates gets mixed with the water and solidifies in the pipe when it cools down. In time, some pipes will become completely clogged with grease. Flushing items that should not be flushed in the toilets can clog the pipe including flushable wipes, hair, feminine hygiene products, cat litter, kid toys, cleaning equipment, etc. Broken pipes, poorly sloped, or disintegration are also problems that may arise.
Wastewater could back up, or leak and create flood and bio-hazard damage.
Some signs of problems are: sink or shower fills up with water when the dishwasher or washing machine empties, multiple slow drains, and slow weak flushes on toilets. Foul odors coming from your drains. Gurgling sounds coming from the toilet and in some cases; sewage coming back up through drains.
