What’s the difference between a mold inspection and mold testing?
A mold inspection is a visual assessment of your home, where the inspector looks for visible mold, moisture issues, and conditions that promote mold growth. This includes:
✔ Thermal imaging to detect hidden moisture
✔ Moisture detection in walls and ceilings
A mold test goes a step further by collecting samples to determine the type and concentration of mold spores in the air or on surfaces. We use:
✔ Air sampling with a pump to analyze airborne spores
✔ Tape lifts or material samples for visible mold
💡 All our standard home inspections include a free mold inspection (visual assessment), but testing is an additional service. If you need a written report, it can be added for an extra charge.

What do I do if my home has mold?
If mold is detected, the next step is to identify the source of moisture and remediate the issue. We recommend:
1️. Hiring a mold remediation specialist to assess and remove the mold.
2️. Fixing the underlying cause (leaks, poor ventilation, humidity).
3️. Preventing future growth by keeping moisture levels under control.
💡 We can connect you with trusted mold remediation companies to help resolve the problem quickly and effectively.
Can I clean mold myself, or do I need a professional?
For small surface mold you may be able to clean it using proper safety precautions. However, if you have:
🚨 Widespread mold growth
🚨 Recurring mold problems
🚨 Mold in walls, ceilings, or HVAC systems
It’s best to hire a professional mold remediation company to remove it safely and fix the underlying cause.
How can I prevent mold from coming back?
The key to mold prevention is moisture control. To keep your home mold-free:
✔ Fix leaks and water damage immediately
✔ Keep humidity levels below 50%
✔ Improve ventilation in kitchens, bathrooms, and basements
✔ Use dehumidifiers in damp areas
✔ Inspect your home regularly for signs of mold
