We can create a personalized package designed specifically for your home’s unique requirements. Here are some of the options you can include in your plan:

Keep your HVAC system running efficiently with regular filter changes.
  • Components: Water heater, sinks, showers, bathtubs, fixtures, drains, toilets.
  • Moisture Tests: Around toilets and shower walls to catch early issues.
  • Inspection: Partial walk or from hatch inspection focusing on leaks, mold, and pest activity.
  • Focus: Moisture entry or plumbing leaks using infrared camera and moisture meter.
  • Exclusions: Small items like door and window operations, floors, outlets, and appliances are not included.

Inspection:

  • Components: Furnaces, AC units, fan coils, heat pumps, HRV and filters are inspected.
  • Proper Function: We test the heating and cooling systems for proper function.
  • Filter Check: Filters are inspected to see if they are dirty and need replacement.
Servicing Note:
  • Professional Servicing: This inspection is not the same as servicing the units. We look for problems but still recommend having them serviced by an HVAC professional every one to two years, as well as fireplaces or any gas appliances.
  • Booking Service: We can arrange for an HVAC professional to service your units at the same time as our inspection. Please note that the client will pay the HVAC professional directly, as this service is not part of our program.

For those who prefer to be proactive rather than reactive, our service offers yearly inspections of the most critical items to catch issues early. We offer two programs: the Basic and the Custom. The Basic program is roughly half the price of a regular home inspection, paid monthly. The Advanced program can include additional services such as annual drain inspections, HVAC filter replacements, and more. See the Add-ons section above for more examples. We also work with homeowners and investors to create custom inspection packages that accommodate their specific needs. Pricing for the Basic program is listed below:

The duration of the inspection depends on the size of the property, the number of issues found, and the questions the homeowner may have. Our service is designed to be thorough and unrushed, ensuring that we fully address our client’s needs. Here are the approximate times based on property type:
  • Average-sized house: ~1 hour
  • Average townhouse: ~45 minutes
  • Average condo: ~30 minutes
Our intention is to provide comprehensive service and answer all client questions thoroughly.
Yes, our inspection includes a detailed digital report that outlines every issue or recommendation, their locations, potential consequences if unattended, and local quality trades for repairs. The report simplifies communication with trades by allowing them to provide rough quotes without visiting the property. Additionally, the report includes an agreement that specifies what is to be inspected and what is not, ensuring clear expectations and comprehensive service. While we provide trade recommendations for convenience, homeowners often can make repairs themselves using our DIY videos on our YouTube channel or by contacting a friend or a trade of their choice.

  1. Ground: Inspection of ground surfaces is not included.
  2. Drainage: Exterior drainage systems are not part of the inspection.
  3. Fences and Exterior Walls: These elements are excluded from the inspection.
  4. Additional Exclusions: Pools, ponds, fountains, hot tubs, and saunas are not inspected.

  1. Outlets: Electrical outlets are not inspected.
  2. Windows and Doors: Operations of windows and doors are not checked.
  3. Appliances: Household appliances are not included in the inspection.
  4. Floors and Stairs: Flooring conditions and stairs are not inspected.
  5. Fireplace: Fireplace inspections are not part of the basic program.
  6. Garage Door: Garage doors are not included in the inspection.
  7. Electrical Panel: Opening and inspecting the electrical panel is not part of the basic program.
  8. Gas Leak Detection: Gas leak detection for furnaces, fireplaces, or ovens is not included.

Inspection Timing:

  1. Inspections are recommended during the rainy season from November to February.
  2. Appointments are booked when joining the program.
Flexibility:
  1. Inspections can be done at any time of the year.
  2. If the inspection is done before the one-year end, the remaining balance will be billed at the time of booking.
